1. About Cataloghomes.com

Cataloghomes.com is an online marketplace and directory for pre-designed homes — including tiny homes, modular homes, and prefab constructions. We connect Home Providers (manufacturers and designers) with Home Seekers (buyers and plot owners), facilitated where relevant by local Agents.

Cataloghomes.com is a trade name of Small Steps VOF, registered in Amsterdam, the Netherlands (KvK 57176558).

By accessing or using Cataloghomes.com, you agree to these Terms & Conditions. If you do not agree, please do not use the platform.

2. Definitions

• Platform — the Cataloghomes.com website and any related services.
• Home Provider — a company or individual that lists pre-designed homes on the platform.
• Agent — a professional who represents one or more Home Providers in one or more markets.
• Home Seeker — a registered user browsing or enquiring about homes.
• Listing — a home model published on the platform by a Home Provider or Agent.
• Featured placement — paid promotional visibility for a Listing within a specific market.

3. Account registration

To access certain features you must register an account. You agree to provide accurate, current and complete information. You are responsible for maintaining the confidentiality of your credentials.

Home Provider and Agent accounts are subject to manual review and approval by Cataloghomes.com before becoming active. We reserve the right to decline or revoke any account at our discretion.

4. Listings — Home Providers

Home Providers may publish Listings free of charge for the first 12 months, counted from their first Listing. After that period, a fee of €50 (excluding VAT) per Listing, per market, per category applies annually.

A Listing is defined per home type, per market, and per category. The same home model listed in two categories (e.g. Everyday Living and Flexible Living) counts as two Listings.

All Listings must be accurate, up to date, and relate to genuinely available pre-designed homes. Cataloghomes.com reserves the right to remove any Listing that does not meet our quality standards.

Featured placement

Home Providers may purchase Featured placement for €70 (excluding VAT) per Listing, per month. Featured placement is activated by the Home Provider, including where an Agent is linked to the Listing in the relevant market. Placement can be cancelled at any time with effect from the next billing cycle.

5. Agents

Agents represent Home Providers in one or more markets. Agents must declare their active markets at registration. An Agent linked to a Listing in a given market is responsible for managing Featured placement for that Listing in that market.

Agents may not represent competing Home Providers in the same market without explicit written consent from all parties involved.

6. Home Seekers

Home Seekers may browse the platform and save favourites free of charge. By submitting an enquiry through the platform, you consent to your contact details being shared with the relevant Home Provider or Agent.

Cataloghomes.com does not participate in or guarantee any transaction between a Home Seeker and a Home Provider or Agent.

7. Fees & payment

All fees are quoted excluding VAT unless stated otherwise. Invoices are issued by Small Steps VOF and are subject to Dutch VAT regulations. Payment is due within 30 days of invoice date.

Cataloghomes.com does not charge commission on transactions between users. All fees relate solely to platform access and visibility services.

8. Prohibited use

You may not use the platform to publish false, misleading or fraudulent information; scrape, copy or redistribute content without permission; attempt to circumvent any security or access control; or use the platform for any unlawful purpose.

9. Intellectual property

All platform content created by Cataloghomes.com — including design, copy, code and brand assets — is owned by Small Steps VOF. Home Providers retain ownership of their own images and content, and grant Cataloghomes.com a non-exclusive licence to display this content on the platform.

10. Liability & disclaimers

Cataloghomes.com provides a directory service. We do not verify the quality, availability or specifications of listed homes, and are not party to any agreement between users.

To the extent permitted by Dutch law, Cataloghomes.com is not liable for any indirect, incidental or consequential damages arising from use of the platform.

11. Termination

Either party may terminate an account at any time. Upon termination, all active Listings will be removed. Prepaid fees for Featured placement are non-refundable for the current billing month.

12. Governing law

These Terms are governed by Dutch law. Any disputes will be submitted to the competent court in Amsterdam, the Netherlands.
